Although the previous Blog was aimed mainly at the residential buyer it still rings just as true when looking for a Florida vacation home, but there are other factors which need to be considered when looking for your Florida vacation home.

  • Location, location, location – as with all properties location is the key and not just if you want a vacation home in Kissimmee, Davenport, Orlando, Clermont or Haines City but also the type of community and the location of the home in the community.

  • Is your vacation home strictly for your own use and that of close family and friends? If so then you can be more flexible on your location – you may even consider a community or area that is not zoned for short term vacation rental such at St Cloud, Harmony or the community of Providence in Davenport.

  • If you are considering renting your home out to paying guests then it is even more important you research not just areas but communities. Some communities may have some lovely homes but in the tourist industry the community may be considered as being a little older and tired and so even if you have the most splendid vacation home it will not necessarily be able to command the same rental income as a home on a newer or less tired community.

  • 80/20 rule …. This is a standard business model and applies just as easily to vacation home communities – the more residential a community becomes, with all that it brings with it, the less desirable the home and community becomes for vacationers. The ideal is 80% vacation homes to 20% residential homes although if well maintained a 50-50 split is still attractive, 55-45 is less attractive and so and so forth. However, if your vacation home is solely for your own use and that of your family and you have no intention of renting your home, then a more residential or wholly residential community may be exactly what you are looking for as suggested in point 2.

  • What type of home are you looking for? A lovely resale home that is already furnished?

  • Kissimmee is probably the most well-known area for vacation homes it  also boasts having some of the closest homes to the attractions

  • Davenport and the Champions Gate area, Clermont and Haines City are also very popular vacation locations with the I-4 intersection and access to the major roads to the attractions and the coast just a short car journey from the homes.

  • What type of community do you want? Ungated, gated,  gated with a guard, resort style, with a club house and/or recreational facilities – the choice is yours

  • Size of home – this isn’t just the number of bedrooms, en-suites and bathrooms but you need to consider do I want a family room and a sitting room, a breakfast nook and a formal dining room/area, a study or a games room? Or the possibility of installing a games room either inside the home or the popular garage to games room conversion?

  • Do you want just a pool, or a pool with a spa? Do you want an oversized pool deck? Do you want a covered lanai? Do you want to look onto conservation, water or golf course? Are you bothered about which direction the pool faces? – please bear in mind, however, most vacationers still prefer a south or west facing pool.

  • As you can see there are many factors when purchasing your vacation home and a Realtor® who not is not only familiar with the vacation areas, but also has extensive, current ‘without the Rosy Tinted Glasses’ knowledge of the tourist industry is your most invaluable resource ….. but the best reason of all for owning a vacation home is …. YOU WANTa Florida vacation home…. and it certainly sounds appealing when it comes with the added bragging rights…………“Mickey Mouse and Bart Simpson are my Neighbors!”
