Downtown ChampionsGate Seeks Pubstyle Concept Readies For Phase 2

The ChampionsGate resort community will soon host a new lineup of retail and restaurant offerings. And there's more on the way.

Orlando Business Journal previously reported on the progress and tenants of the Downtown ChampionsGate project, located on ChampionsGate Boulevard across from the ChampionsGate Village shopping center. The site includes a 308-unit apartment complex fronted by 24,000 square feet of retail space.

"We know we're not really dealing with an urban setting, but we want to take advantage of the strollability," Rida Development Corp. Senior Vice President Marc Reicher told Orlando Business Journal as construction was ramping up last summer. "Diners can have an al fresco experience with all the sidewalk and patio space available, planters will be set out to create the right outdoor ambiance, and the apartment residents can just step outside their door and have it all right in front of them."

Fast forward to today: More than 90 percent of the retail space is leased with tenants including Tijuana Flats and CG Salon in hiring mode. Several other storefronts and restaurants, including a soon-to-be-announced breakfast restaurant, are finalizing leases or setting up shop.

Two open retail spaces remain, one at 1,393 square feet and another at 3,382 square feet that also features 985 square feet of covered patio space. "We're looking to fill that will a pub-style concept," Reicher recently told OBJ. "Something that will take advantage of the outdoor seating space and appeal to locals and visitors."

Behind the retail parcels, two of the five buildings in The Gate Apartments will be ready for occupancy in about a month, with the rest nearing completion. "Hurricane Matthew set us back a bit," Reicher told OBJ, referring to a work stoppage of several weeks that happened as a result of the storm system that hit the East Coast in October. "But we're really happy with where we are now."

And when one phase nears completion, it's time to plan the next one.

"We're looking at around 9,375 square feet of additional retail and restaurant space," said Reicher of Phase 2, which will occupy an open parcel on the east end of the current development. No word on when they will break ground, but prospective tenants have shown interest and, according to Reicher, the designs are nearly complete.
