So you think you've found the house of your dreams online but when you arrive to view it is has fatal flaws, such as major structural faults; it's in an area prone to sink holes or flooding; next to a cemetery; close to the local dump or water treatment facility so it pays to do your research, think of yourself as a bit of a detective.
It is reported that 88% of buyers know within the first 5 minutes of viewing a home (in person) that 'this is the home for me'. So if you want to be one of the 88% here are some pointers to help in your detective work in finding your 'this is the home for me' moment.
Make a wish list of what you want - obviously price range, location and number of bedrooms are the top 3 items on your wish list but also include your 'must haves' and 'would likes' - this may be a large fenced in back yard, a front porch, a 'state of the art' community where each home is already wired for wi-fi, within easy reach of grocery stores or even a local bus link (a bit of a rarity in Florida unless you are in a main city area).
Do your initial searching online but don't substitute online searches for physically going and viewing a property and its neighborhood
Unless you are a single person buying a home then make sure you and your partner agree on what you want in a home otherwise this can lead to disagreement and unnecessary stress - make sure you both want the same thing.
Look for your own 'massive value' this is not something that you can put a figure on but which is of value to you - it may be that large fenced in back yard, it may be high end amenities in the area, perhaps within walking or cycling distance of the schools or to the shops and recreational facilities such as the movie theatre or restaurants, may be access to a public boat ramp.
Give the homes you are considering a rate value between 1 - 10 - the higher the rate value say 7+ then the more likelihood you will check out the neighbourhood if you haven't already.
When you then find 'the home for me' make sure you are in a position to make a firm offer, in other words if you need a mortgage make sure you have that already agreed with the lender and if necessary a prequalification letter at the ready to include with your offer.
